Who are you writing the book for?
(who is your ideal audience or reader)
Why will they care?
(what is the big idea or unique approach/perspective you are bringing to the book? Also try the "differentiation declaration" exercise is this isn't super clear before you begin)
What result must you get for the book to be a success?
(getting super clear here and keeping it 100% real can be quite helpful here for managing motivations)
What audience must you reach for the book to achieve that result?
(this is also super clarifying for identifying your ideal audience, and "niching" down to maximize your message to market match)
What will you say to that audience to interest/inspire or intrigue them to buy your book?
(or, I'd offer, to immerse themselves in the ultimate outcome/event or expertise your book invites them to experience when they've finished the last page)
